Why the fall window is so short around Boston

Paint does not dry, it cures. The water leaves the film first, then the resins knit together over several days, and that second part needs warmth.

Most exterior latex is rated for application down to about 35 or 50 degrees depending on the product line, and the manufacturer counts surface temperature, not the number on your phone. Sherwin-Williams publishes the low temperature limits for each exterior product, and it is worth reading the actual data page for whatever goes on your house.

In Greater Boston the real problem is not the afternoon, it is the night. Once overnight lows drop into the 40s, a north facing wall can still be cold at 10 in the morning. Paint that goes on a cold wall looks fine on day one and starts failing at the seams by the second winter.

Dew is the thing most people forget

Morning dew is the single biggest reason fall paint jobs fail in this area. A wall that feels dry to your hand can still hold enough moisture to stop the film from bonding.

We wait for the surface to dry, usually mid morning, and we stop painting a few hours before sunset so the film sets before the dew comes back. That is why fall days are shorter for painting even when the weather looks perfect.

Prep decides how long the job lasts, not the paint

On the older housing stock around here, clapboard, cedar shingle, and plenty of homes built before 1978, prep is most of the work. Scrape, sand, spot prime bare wood, caulk the joints, then paint.

If your home was built before 1978, assume lead paint until a test says otherwise. The EPA requires certified renovation practices for disturbing that paint, and you can read the EPA lead safe renovation rules here. This is not a corner anyone should cut on a house with kids in it.

• Wash the siding and let it dry fully, usually two days after a good rinse
• Scrape loose and flaking paint back to a sound edge
• Sand the transitions so you do not see a ridge through the new coat
• Spot prime every bit of bare wood the same day you expose it
• Replace rotted trim and sills before priming, not after
• Caulk vertical joints and window casings, leave the bottom of clapboards open so water can escape
• Cover the plants, the walks, the driveway, and the windows

What to do if you missed the window this year

Do not force it. A rushed October job on a shaded wall will cost you the whole thing in two winters, and you will pay twice.

You can also use the winter to handle rot repair and carpentry so the exterior is ready to paint the first warm week of spring. That is also the season to book, because good crews fill up by March.

Deck boards and railings follow different rules

Horizontal surfaces take standing water, snow, and ice, so they fail years before siding does. Stain and deck coatings also need a longer dry stretch than wall paint.
